 LAKE FAIRWAYS HOA GENERAL MEETING LAKE FAIRWAYS CLUBHOUSE MARCH 23, 2021 @ 1900

John Lambert led the residents in the Pledge of Allegiance. Karen Pratt-Beals President made opening statements to the residents attending General meeting.   Carl Gregg Treasurer read lake fairways HOA Treasurers report to the residents and floor opened for any questions. Mike Coppola 56B asked for clarification on $2000.00 expenditure (legal fees Oct 2020). Wayne Hornback 56 M made motion to except report, Don Sweet 34Q 2nd the motion and motion was passed by all present. Judy Carson Sec read the minutes from Feb HOA General meeting Linda Lindquist 54H made motion to accept minutes Mary Lou Quevedo 02L 2nd the motion passed by all present. Karen Pratt-Beals introduced new HOA Directors committee assignments & how they pertain to Lake Fairways residents. The HOA hopes this new approach helps residents communicate with ELS on concerns & community issues. Each Director talked about their committee & where residents locate the if forms needed. HOA committee list will be posted on website, on the HOA bulletin board @ clubhouse, & in the Informer. Work forms can be found in the copy room clubhouse, HOA website, ELS sales office (outside in envelope) & concierge office (M-W-F 9am-2pm). ELS has put several venders on notice if service to the Lake Fairways community does not improve, action will be taken. Blood drive will be held @ the Clubhouse April 1, 2021.Linda Lindquist 54H Lake Fairways FMO representative encouraged residents to be members of FMO as the FMO represent us on the state level. Easter Sunrise Service will be held this year inside clubhouse @ 7 AM refreshments will be served afterwards. Lake Fairways HOA met with Pine Lakes HOA president r/t to ELS expansion site. This expansion is in the planning & zoning phase. We offered our board & community support to Pine Lakes going forwards & will keep LF residents informed. 

Residents Questions: The Informer will have FMO applications for the residents to use. The Informer wanted to remind residents summer schedule is as following, May/June, July/Aug. Carol Ahlert 36K, inquired about time length of Davies contract. ELS never gives us that information.   Carol also inquired where can residents get Covid vaccine forms. They will be on website & at clubhouse morning of distribution April 2, 2021.  Carol also wanted clarification on the new maintenance forms, will residents rec’d copy, copy for HOA & ELS. Yes that is correct & on spreadsheet that HOA will get weekly to track work orders. If residents have concerns or questions contact HOA committee director for further information. Carol expressed concern about residents doing work on residences without permits & can this be tracked, also cars/trucks on the lawns? Yes, contact Jerry White Building & Grounds to check spreadsheet from ELS on permits. Cul Sac captains get resident emergency contact phone number but there is no name of contact. Can they have that information? Karen will work with Donna on that issue. 

Darrell Eaton 15G, would like to see Lake Fairways called a community & not be addressed as a Park (sounds degrading)Sue Gielow 46K, Is sales open to residents. NO residents are still requested to call Raina if they have questions. Who made the determination there was no black mold in the clubhouse. Company doing the clubhouse roof stated it was tar that has leaked through ceiling this was from ELS. Mike Coppala 56B, Is there security cameras outside & are they working we seem to have a lot of thefts. Yes ELS has cameras around clubhouse if you experience a problem call sales office so they can review tapes and also call the police to file a complaint. Numerous residents voiced concern r/t incidents at the pool & they have been addressed with ELS Meeting was adjourned motion made by Deb Nico 9B, 2nd by Karen Pratt-Beals 37N passed by all present. 

General Meeting, February 23,2021

HOA BOARD MEMBERS PRESENT: Annette Graley, Judy Carson, Carl Gregg, John Hunter, Jerry White, Bill Fleckenstein, Ron Hutz (FT), Absent Ray Burrows John Lambert opened the meeting with the pledge of Allegiance. 

Judy Carson Secretary read the minutes from January 2021 meeting. Sandi Keefer 20M, Margaret Panzer 21C & Mike James objected to minutes & requested revisions, Judy stated she would make said changes .

Carl Gregg Treasurers report, Kathy Hornback 56M made motion to accept & carried by the members.

 Mary Lou Quevedo Chairman of Election committee introduced the election results to the members in attendance. She stated there are 625 HOA members & 185 members voted. New HOA directors are Karen Pratt-Beals 37N, Carl Gregg 34 P, & Kathy Hornback 56M. Mary Lou thanked everyone who worked on the elections. 

Annette announced that the HOA board will meet with Jeff Belle Manger on Mar 17,2021 & General members meeting will be Mar 23,2021. The HOA board did a walk around clubhouse & common areas & making notes of issues to be addressed. She reminded residents we are having Saturday morning donut & donuts are .25(quarter). Residents are reminded that making copies is still 10 cents per copy .ELS put in offer of intent to purchase tract of land next to Pine Lakes. ELS proposal consist of 365 new homes. This is in the zoning phase. Sue Gielow 46K #1 Motion meet with lawyer. Annette stated the board is meeting with attorney net month.#2 R/T questionable Black Mold in clubhouse; would like ELS to remove from building, have it tested & report back to residents.#3 close back pass thru road between LF/ PL to stop speeding & excess traffic from coming into LF with additional new homes? Don Sweet 34Q & Darrell Eaton--- dispute closing pass thru road because it would impact FISH equipment delivery. Emergency fire & rescue use the  pass thru road during Emergency’s. Karen Pratt-Beall 37N What is the community plan for new homes coming into PL if any. Annette stated this is currently in the zoning phase. Mary Lou Quevedo is upset that Jeff has not followed through with said purchase of white banquet tables for clubhouse. Kathy Hornback 56M inquired were is the pool furniture that Julie took out of clubhouse when new floor went down & where is that furniture now. Linda 54H, R/T new property 1) if no new amenities planned for new homes development, where will the new residents be going? Annette stated this is currently in the zoning phase.2) Traffic: If new home development has no exit onto Hwy 41 will  excess traffic go through PL/LF.  Motion made if Lee County won’t allow new exit entrance onto Hwy 41 can we go to Lee County Commissioners.2ndSue Gielow Mike Coppola 56D,1) Hot tub is down going on 3 weeks he has called & written Jeff with no response. The heater is leaking & not working. Can HOA get “some kind of response” from Jeff.  Annette will invite Jeff to next HOA meeting. Kevin Nagy 9N, Has the HOA set up procedure for legal action against ELS r/t amenities they are a disgrace. Ask attorney what if anything can we do as residents. Kathy Hornback 56M, Ask attorney with new development coming can we (LF) stop PL residents from using LF roads. Our roads in terrible condition from excess road use. Lisa Evan tennis court issues that will be taken to Jeff. 1) Concrete table in the middle court is cracked & falling apart weeds are surrounding the courts. 2) fence around court is broken in several areas & was suppose to be repaired by ELS. Karen Pratt-Beal 37N, have HOA member to monitor fix it book. Margaret Panzer 21C, service level agreement feed back within 24/48 on fix it book issues. Where are  ELS comments. Lisa Evans, r/t to customer service forms (Fix it book) copy & send to HOA, self & Jeff’s answers to our questions.  Deb Nico 9B, Clubhouse thermostat is controlled by outside source.  Who do we contact to adjust a/c temperature in clubhouse. Kathy Hornback 56M, ask Jeff for work orders as there on file at the office. Sue Gielow 46K ask HOA attorney & Jeff to be at next meeting. Jim Johns1 5H, Julie had funds to move golf cart parking 6 ft. by sand trap/ pro shop. Bill Fleckenstein It was talked about but no funds we’re allocated to do. Darrell Eaton 15G, can we please name the lakes. Mike Coppola 56B, Do we have a lawyer on retainer. Sue Gielow 46K, Fla 723.054 Covid can’t restrict from assembling. Why can’t we use the kitchen to make coffee etc. Linda Lindquist 54H, FMO update: 1) District meeting on ins for Manufactured homes residents are encouraged to look at all options & discounts on policies. 2) the tie down program is backlogged & set to expire 6/2021. 3)Fl -723 amended for HOA board training. FMO offers classes for $30.00 in Jan/Feb & added fall date. 4) FMO has started legal fund HOA’s can join. 5) FMO is having membership drive.  LAKE FAIRWAYS GENERAL MEETING 

 HOA BOARD MEMBERS PRESENT: Annette Graley, Bill Fleckenstein, John Hunter, Carl Gregg, Jerry White, Judy Carson, Annette Graley  acting President brought the meeting to order with a brief overview of past year with HOA Board meeting with ELS during Covid Pandemic. Speeding in the community is ongoing concern. Residents are encouraged to contact Jeff Belle 1-239-731-2900 with complaints & concerns about speeding in the community. The HOA meetings will NO LONGER HEAR COMPLAINTS ABOUT SPEEDING IN THE COMMUNITY. THE HOA WILL CONTINUE TO HEAR OTHER CONCERNS & ISSUES PERTAINING TO  THE COMMUNITY at the HOA MEETINGS. Cap-X  2021-2022 projects rolled out for residents. Minutes of previous meeting (February 25,2020) & HOA & ELS Liaison meeting minutes January 21,2021 were read and accepted. Carl Gregg read the Treasurers report, Sue Gielow 46K asked for  clarification of expenses. Treasurers report approved by HOA members present. Annette Graley introduced Mary Lou Quevedo Chairmen & Sheryl Webster Co-Chairmen of Election committee. Mary Lou went over responsibilities of election committee & rules for voting. Mary Lou introduced HOA Board candidates: Karen Pratt-Beals  37-N, Tamara Doyon 42-J, Peter Greco 56-L, Carl Gregg 34-P, Kathy Hornback 56-M, Kevin Walsh24-LHOA is looking to form a Beautification committee for Lake Fairways if interested please contact HOA board Karen Pratt-Beals announced Saturday morning coffee starts February 6 @ 9 AM. Mary Lou Quevedo announced Bingo will start with strict guidelines starting February 5 th, MUST contact her for advance tickets 1-239-236-6040. AUDIENCE  QUESTIONS: Deb Cononico  9-B, voiced concerns about late summer rent increase letters sent out by ELS.Linda Lindquist 54-H, is the new FMO representative for Lake   Fairways. She explained the importance of being members as  they our lobbyists in Tallahassee. Bob 31-F, Linda Lindquist 54-H, Sandi Keefer20-M had complaints of  poor condition of the golf course. Bill Fleckenstein addressed golf course issues & stated is ongoing discussion  with ELS.Lisa Evans 47-B Tennis representative has ongoing issues going back to  2020 r/t conditions of tennis courts. Numerous emails to ELS  manager with no response. Annette asked Lisa to forward all emails & information to HOA some of these issues are safety issues.Sandy Keefer 20-M, would like to know why the Main Hall window valances  have not been replaced to match Lounge window treatments. She would also like to know why when painting inside  clubhouse they stopped @ Main Hall, billiards/pool room, library & craft room. These rooms have not been painted in years & looking sad..Margaret Panzer 21-C what is the status on new pool side furniture. HOA will follow up next meeting with Jeff.Mike James 55-K, would like HOA board to contact lawyer r/t to rent increases & market value comparable. Joe Boos 54-D, made a Motion for HOA contact lawyer to bring ELS court on rent increases. Sue Gielow 2nd the Motion.  Carl Gregg explained that there is a process we must follow according to Fla 723 rules, goes to  HOA, then ELS, then Mediation. HOA has already discussed with ELS, did comparable study of community rents & turned over to ELS & HOA lawyer.John Grabb 32-A ,expressed concerns of deplorable condition pool/shower bathroom.Karen Pratt-Beals motion to adjourn meeting 2nd by Bill Fleckenstein @ 8:25 PM Next Meeting Tuesday February 23, 2021 @ 700PMJudy Carson, Secretary

NEWS FROM THE HOA – April, 2021

During the month of April, residents were able to receive their series of Covid shots right here at Lake Fairways. Thank you to Jeff Belle and the management team that were able to secure these services.

Residents will see Directors out in the community, working on their committee assignments. Please feel free to reach out to any Director regarding concerns or complaints, as well as any good news!

Monday to Friday 9 – 2.

Hopefully, with many having received their Covid shots, some of the activities we have missed in the community will be starting again. Masks and social distancing will continue.

Our 36th Annual Easter Service was beautiful. Our guest 

clergy, Father Christian Maxfield, from All Souls Episcopal Church,

provided the homily. A huge thanks to all the 

committees that worked on putting our service together. It 

was great to see members of the choir and John McDonald, 

our Director, in action again. Having moved the service into 

the clubhouse this year seemed to be the prudent thing to do. 

Social distancing would have limited the number of residents

that would have been able to attend the outside service. 

Perhaps next year we can review plans for an outside service.

Our new Welcome Hostesses, Joan Robertson and Judy Stewart, 

are looking forward to meeting with new owners. 

Both Joan and Judy are listed in the phone directory. Please do not 

hesitate to contact them with questions.

This has truly been a challenging and difficult year. It has

been a year where we have lost too many dear and

precious family and friends. Thank goodness during their time

with us we have made many wonderful memories. We learn 

again how important it is to treasure every one and every day. 

We have missed all our friends that were unable to return this 

year. Hopefully, we will see all your smiling faces back when

travel is available. In the meantime, know we keep you in our

thoughts and prayers.

As our families begin their departure to their northern homes,

we wish them safe travel. Please continue to share with us 

your joys and we look forward to your return.

Please plan on attending the next general meeting,

April 27th, 7 PM. We are looking forward to sharing with you

the progress of our Board of Directors as we work towards 

making our community one you can be proud of.

Message from the HOA President

Happy October


Fall is here and so far, we have been very fortunate in avoiding major storms. Soon we hope to see residents returning to their homes here is Lake Fairways. 


The Lake Fairways Board of Directors is happy to have Peter Greco join us. He has filled the seat of Kathy Hornbeck. Director Ron Hutz has been in Canada but faithfully attended each Board meeting via phone. 


The Board of Directors meets the second Tuesday of each month at 2 P.M. We have a Liaison meeting with Jeff Belle, manager of Lake Fairways and Pine Lakes on the third Wednesday of each month at 1 P.M. In September we started the community meetings, which are held the 4th Tuesday of each month at 7 P.M. in the Lake Fairways clubhouse.


The 360’s will be started soon. Please watch for the guidelines that we will list on the website, as well as all Facebook sites regarding Lake Fairways.


In the past months work has been completed with updating the pool. The new company managing the pool has done a great job. The pool bath house is being updated, the painting of the pool area is complete, and shortly additional furniture will be added to the pool area. You will notice other painting being done around the property as well.


The new cleaning company is doing a great job of keeping the clubhouse area clean. A lighting company was called in to update all the lighting in the clubhouse. The sound system is being updated so we will have microphones available at events.


Fran, the concierge, is available at the Lake Fairways clubhouse office daily, from 9 – 2. Please do not hesitate to stop and ask her for assistance with forms, copy work, etc. 


The calendar shows that activates again are up and running. Should you need to add anything to the calendar, please be sure to see Sully at the main office. 


COVID still is an issue everywhere, and we encourage residents to use their best judgement in where and when to wear masks, as well as social distancing.


Saturday morning coffee is at 9 A.M. in the clubhouse. That is a great place to learn what is going on in the community, meet the new residents, buy tickets for events, and have a little time to socialize with friends you may not have seen during the week.


Remember that all the Directors are listed in the phone directory. We are here to help, to listen, and to represent you in our meetings with management. Do not hesitate to call on us.

LAKE FAIRWAYS HOA SUPPORTS/OVERSEE THE FOLLOWING ACTIVITIES

MARCH 1, 2022

 1. A Monthly Newsletter to the HOA members (The Informer)

 2. Delivery of the Monthly Calendar to the LF residents.

 3. Monthly meeting with the ELS Park Manager. 

 4.    Makes a Memorial Donation @ the time of a resident’s death.

 5. Provides “Friendship representative” who sends sympathy or 

        get- well cards to residents @ time of illness or bereavement. 

6.     Runs Saturday Morning Coffee Hour. 

7. Provides a “Welcome Wagon” representative to visit with each 

        new resident. 

8. Oversees the library. 

9. Provides copy/xerox machine for resident’s use. 

10. Provide AED Machine for resident emergencies.

11. Fabricates & delivers to each resident a community phonebook. 12. Provides Cul-de-Sac Captains as a link between residents & HOA. 13. Provides a “Home Improvement & Maintenance Guide

         (Vender book) for reference when a HOA member is looking for 

         Service personnel in the community. 

14. Supports Christmas decorations in the clubhouse & on Boulevard  

        during the holiday season.

 15. Provides a holiday Golf Cart Parade & Caroling during the          

        Christmas season. 

16. Has monthly meetings with residents. 

17. Provides Easter Sunrise Service. 

18. Provides discounted membership to BJ’s Wholesale store. 

19. Overseas Bulletin board in the laundry room. 

20. Provides Sound System in the Main Hall/Ballroom. 

21. Provides monthly Blood Pressure testing @ Saturday morning  

        coffee.

22. Provides residents a Community Photo Album every 4-5 years

23. Responsible for preparation of Park purchase
