Judy Carson Secretary read the minutes from January 2021 meeting. Sandi Keefer 20M, Margaret Panzer 21C & Mike James objected to minutes & requested revisions, Judy stated she would make said changes .
Carl Gregg Treasurers report, Kathy Hornback 56M made motion to accept & carried by the members.
Mary Lou Quevedo Chairman of Election committee introduced the election results to the members in attendance. She stated there are 625 HOA members & 185 members voted. New HOA directors are Karen Pratt-Beals 37N, Carl Gregg 34 P, & Kathy Hornback 56M. Mary Lou thanked everyone who worked on the elections.
Annette announced that the HOA board will meet with Jeff Belle Manger on Mar 17,2021 & General members meeting will be Mar 23,2021. The HOA board did a walk around clubhouse & common areas & making notes of issues to be addressed. She reminded residents we are having Saturday morning donut & donuts are .25(quarter). Residents are reminded that making copies is still 10 cents per copy .ELS put in offer of intent to purchase tract of land next to Pine Lakes. ELS proposal consist of 365 new homes. This is in the zoning phase. Sue Gielow 46K #1 Motion meet with lawyer. Annette stated the board is meeting with attorney net month.#2 R/T questionable Black Mold in clubhouse; would like ELS to remove from building, have it tested & report back to residents.#3 close back pass thru road between LF/ PL to stop speeding & excess traffic from coming into LF with additional new homes? Don Sweet 34Q & Darrell Eaton--- dispute closing pass thru road because it would impact FISH equipment delivery. Emergency fire & rescue use the pass thru road during Emergency’s. Karen Pratt-Beall 37N What is the community plan for new homes coming into PL if any. Annette stated this is currently in the zoning phase. Mary Lou Quevedo is upset that Jeff has not followed through with said purchase of white banquet tables for clubhouse. Kathy Hornback 56M inquired were is the pool furniture that Julie took out of clubhouse when new floor went down & where is that furniture now. Linda 54H, R/T new property 1) if no new amenities planned for new homes development, where will the new residents be going? Annette stated this is currently in the zoning phase.2) Traffic: If new home development has no exit onto Hwy 41 will excess traffic go through PL/LF. Motion made if Lee County won’t allow new exit entrance onto Hwy 41 can we go to Lee County Commissioners.2ndSue Gielow Mike Coppola 56D,1) Hot tub is down going on 3 weeks he has called & written Jeff with no response. The heater is leaking & not working. Can HOA get “some kind of response” from Jeff. Annette will invite Jeff to next HOA meeting. Kevin Nagy 9N, Has the HOA set up procedure for legal action against ELS r/t amenities they are a disgrace. Ask attorney what if anything can we do as residents. Lisa Evan tennis court issues that will be taken to Jeff. 1) Concrete table in the middle court is cracked & falling apart weeds are surrounding the courts. 2) fence around court is broken in several areas & was suppose to be repaired by ELS. Why can’t we use the kitchen to make coffee etc. Linda Lindquist 54H, FMO update: 1) District meeting on ins for Manufactured homes residents are encouraged to look at all options & discounts on policies. 2) the tie down program is backlogged & set to expire 6/2021. 3)Fl -723 amended for HOA board training. FMO offers classes for $30.00 in Jan/Feb & added fall date. 4) FMO has started legal fund HOA’s can join. 5) FMO is having membership drive. The HOA meetings will NO LONGER HEAR COMPLAINTS ABOUT SPEEDING IN THE COMMUNITY. THE HOA WILL CONTINUE TO HEAR OTHER CONCERNS & ISSUES PERTAINING TO THE COMMUNITY at the HOA MEETINGS. Cap-X 2021-2022 projects rolled out for residents. Minutes of previous meeting (February 25,2020) & HOA & ELS Liaison meeting minutes January 21,2021 were read and accepted. AUDIENCE QUESTIONS: Deb Cononico 9-B, voiced concerns about late summer rent increase letters sent out by ELS.Linda Lindquist 54-H, is the new FMO representative for Lake Fairways. She explained the importance of being members as they our lobbyists in Tallahassee. Bob 31-F, Linda Lindquist 54-H, Sandi Keefer20-M had complaints of poor condition of the golf course. Bill Fleckenstein addressed golf course issues & stated is ongoing discussion with ELS.Lisa Evans 47-B Tennis representative has ongoing issues going back to 2020 r/t conditions of tennis courts. Numerous emails to ELS manager with no response. Annette asked Lisa to forward all emails & information to HOA some of these issues are safety issues.Sandy Keefer 20-M, would like to know why the Main Hall window valances have not been replaced to match Lounge window treatments. She would also like to know why when painting inside clubhouse they stopped @ Main Hall, billiards/pool room, library & craft room. Clubhouse roof by skylights have been examined by Crown Roofing for a severe damage waiting for repair bid.
Bathrooms will be updated in this order Sand Trap/Pro Shop, Golf course & Clubhouse. These bathrooms were chosen according to need at this time.
Holes at front Boulevard exit lane will be temporarily fixed till roads can be replaced this summer.
Routine annual cleaning of the Clubhouse roof & gutter is scheduled March 2021.
New contract has been reached with Joshua Tree on lawn maintenance in Lake Fairways. Lake Fairways residents may have already noticed these changes around their homes (driveway & street edging), common areas & golf course. If residents have any issues with outside andscaping maintenance please fill out Landscaping Complaint form @ sales office.
Maintenance of palm trees, hardwood trees & pine trees are Residents responsibility. If residents have diseased or dead tree’s they are requested to contact management.
Clubhouse main hall moveable walls are scheduled for install Jan 29 & should be up @ this time.
Lake Fairways Pool hours are 7AM till dusk. Cleaning of pool area will be done twice a day and inside of the clubhouse.
You must wear a mask while in the Clubhouse
Sand Trap is opening for Sunday service, this will start Feb 7,2021.
If residents would like to plan any activities in the clubhouse please send Jeff Belle email stating what activity planning. Activities are restricted to 75, masks, social distancing, no kitchen use.

Clubhouse roof in main hall by skylights needs to be repaired. After repair is done the main hall ceiling tiles will then be replaced. There is no time frame for this repair at the present time.
Community bathrooms in the clubhouse, pro shop and sand trap need updating. These bathrooms will be updated & replaced by priority of need.
ELS will be addressing the issue of speeding with in community. They are reviewing the following speed bumps, speed humps & Lee County Sheriff’s for speeding citations. Speed limit in Lake Fairways is 15 MPH & will be enforced.
Date for new roof for ATM building is scheduled for Nov 21, 2020.
New guard gate has been installed & is very nice.
Paving schedule for Cul d Sac 21 is set for Dec 7,8, & 9. Residents living in area will be given instructions from ELS on parking & access to residents homes.
ELS would like to remind residents permission is needed to remove trees. If you have dead trees on your property call office & report.
Replacement of old & damage mailboxes will start 2021.
Main hall moveable walls will be installed Jan 29, 2021 will take approximately 1 week
Lake Fairways Pool hours are 7 am till dusk. ELS & HOA are aware that with the new time change it gets dark earlier & residents are unable to use pool later in the evening.

Minutes of previous meeting were read and accepted.
Treasures report was read and accepted.
Bob Bennett introduced Kevin McCabe and Mary Lou Quevedo who are Chairmen and Co-Chairman of the Elections committee. Kevin then told us the winners of the HOA Elections. Which were Judy Carson, Bill Fleckenstein, and Jerry White. Bob then introduced Jeff Belle the Park Manager. Jeff explained thepool closing 30 minutes after dark which is per the ELS agreement. He also mentioned that if someone decides to enter the pool or spa after hours, he will close the pool and spa indefinitely. He also said we are both in this together. It is not him verses the residents. We need to work together for the good of Lake Fairways. He said he will be the park manager for a long time, and he loves it here. Jeff also said that the Laundry Room will be getting two new washers and a dryer within the next two weeks. He also indicated his office is always open if you need to talk about something here in Lake Fairways. We have a new Concierge, Fran. She will be located at the clubhouse until the end of March. Her hours are Monday, Wednesday, and Friday 9AM to 2PM.
COMMENTS FROM ATTENDEES: 26-M VA Office on Diplomat Pkwy is offering $18.00 to work the US Censes. 15-G Sidewalk/cart path to dollar general is a hazard. Need to find out if it is legal for Golf Cart travel. Jeff Belle will investigate and report back to us about his findings.
2-L Corrections to the Resident Directory/Phone Book will only be two more days. So, if you have changes please provide now.
56-M I wrote in the fix-it book several days ago about the jets in the Hot Tub not working correctly. What is taking so long. It was reported to the Park Manager. Working on getting that corrected. The trees in the front of the Clubhouse are looking very bad because they are full of Air Ferns and needto be removed.
23-D Vice President of the Pickle Ball Club. There are now 50 players who are playing Pickle Ball and there is no court available at Lake Fairways. Pine Lakes has a course and we need one here as well. Suggested area would be down around the Sales Office area.
28-D Leaving Lake Fairways Blvd at the exit to Route 41 a Golf Cart cut right in front of me when I was making a right turn. Very dangerous and someone will be getting into an accident. Need signs posted in that area.
54-D I want to thank the HOA Board for all they do for our Community.
Bob Bennett also talked about the Capex items that we requested for this year. Out of the 7 items we only receiving 3 of them.

The Homeowners membership drive will start in November and we have another problem created by the Corona Virus. Our Canadian residents might not be able to return this season and some of our northern residents have not returned. BUT with your help we can navigate through these problems and have a successful membership drive so you will be eligible to vote on Tuesday, Feb. 23, 2021 HOA Board Members election.
The cul-de-sac captains will deliver the H.O.A. 2021 Membership applications to every home when they are delivering the November Informer. Cul-de-sac captains if you know a neighbor will not be down this season please return the membership envelopes to Donna Leech (55-D), Membership Chairperson. If we have a northern address the envelope will be forwarded to them.
Residents, if you do not receive the membership application by December 1, you can write a $20.00 check to Lake Fairways Home Owners Assoc. state on the check “2021 Membership” and add your cul-de-sac number and letterYou must be a paid member by January 31 in order to vote inthe February election Also, include in your return, on a separate sheet, a request for an absentee ballot so you can vote on the February 23, 2021 election. Address the absentee ballot Judy Carson, HOA Secretary. Include your northern return address and your cul-de-sac number and letter on your request.

Oct 2020 HOA We are now in October and still under the restrictions due to the Covidus, but we are very fortunate. The Sand Trap restaurant, the swimming pool and the golf course are open to the residents. And we have the Spyglass Concert on Friday night to enjoy. Also, we have not had any additional residents come down with the virus. I think that is because our residents are being responsible, wearing a mask and keeping social distance.
The Board has had meetings with Jeff, the General Manager. We discuss issues and projects in the community that need attention and how they can be addressed. I have also touched base with our club presidents and the volunteers who due so much for the community. They are ready and anxious to get things going again. So, let’s say a prayer and hope the restrictions will be modified or lifted real soon.

It is with a sad heart that we open this column expressing our deepest sympathy to the Mac Donald family on the passing of our long time friend and neighbor, Jack. We wish our words could somehow ease your sadness, but in our hearts, we know the most they can do is simply let you how much we care. We are thankful the rest of the family got through the veryrough time they had with the corona-virus. I want to thank Kevin Mc Cabe and Mary Lou Quevedo for their professional handling of the Homeowners election in February. Kevin has taken on this project for several years. also want to thank the many volunteers that stepped up to help Kevin and Mary Lou Q. It is the community support that makes Lake Fairways the special community it is.
ELS sending the “360 Inspection” letters out in July caused an up-roar. I received several phone calls. We don’t understand why Jeff’s supervisors in Tampa held the letters back. We will speak with Jeff, suggesting if there are letters to be sent out it should be done no later than March, before the Snow Birds and our Canadian residents leave. But, I will say, I looked at every house I got a call on and the driveway needed to be cleaned. I had several residents tell me that the prospective did not specify cleaning the driveway, but the driveway is considered a part of the overall appearance of the home site. There were a lot of letters sent out concerning the driveways. When the driveways are cleaned, it will benefit the community.
Another issue, the Weather Man is predicting a very active hurricane season. I see a lot of homes with chairs, tables, large flower pots etc. outside. I have several items myself. When we get a warning of a hurricane, you must bring the items into your shed or into the house. If you cannot do it yourself make arrangements ahead of time to have someone help you.
Also, Lake Fairways has supported two community programs for the twenty seven years that I have lived here. One, the empty ink cartridges for Littleton School and the aluminum tabs for Ronald Mac Donald. Both programs have been discontinued, another example in the change in the times.
Tuesday, Sept. 22 at 7:00PM in the Clubhouse is the schedule for the first General Membership Meeting for the 2020-21 Season. Let’s hope we will all be there. It has been to long since we have gathered together with our friends and neighbors. We shall see. Also, if you have a new resident in your cul-de-sac, invite them to attend the meeting.

We believe the world has been shut down and wonder when we will be back to the “new normal”, but there are a lot of things going on in the back ground.
From January through May we have 27 new residents. We want to welcome them on board. If you have new residents in your cul-de-sac go, out of your way to welcome them. Let them know how great it is to live in Lake Fairways and encourage them to get involved.
HOA News: In the State of Florida manufactured, land lease communities are governed by Florida Stature, Chapter 723, of the Mobile Home Act. When these laws are modified, as they have been in 2016 and 2017, the HOA Assoc.must modify their By-Laws to be in compliance. You HOA will be informing you about the changes and what will be necessary to bring our By-Laws in compliance in a few months. Also, your HOA 20-21 Budget has been accepted by the Board. It will be posted for your review, on the HOA Bulletin Board as soon as the clubhouse is opened.
I am sure you have noticed the beautiful new planting of flowers at the Community Entrance, in front of the Tennis Court and at the Pro Shop. Joshua Tree has created a very colorful display.
After many efforts by Jeffe Bell, our General Managers, we finally have our own full time maintenance / janitor for the club house. The new fellows name is Jose Figueroa. Give him a big hello when you see him.
Also the Clubhouse roof looks great. I saw these guys up on the roof with hoses and brushes. I asked what was going on. The super from Blue Water told me, just like we have to wash down, our homes buildings also have a build up of algae and mildew and have to be cleaned annually. They did a great job.
As I mentioned in the April article in the Webpage (lakefairwayshoa.com) and the Informer, too many houses do not have their cul-de-sac number and the house letter displayed on the front of your home. This is the simplest and most efficient way for someone to be able to locate you in the community. Maybe one person in your cul-de-sac would make this a project.
